A 247,894 sq ft industrial and distribution building in Doncaster has been launched to the letting market and is set for a six-figure refurbishment. Doncaster 246, at First Point Business Park by junction 3 of the M18, will be available to occupy from the second quarter of 2027. Its launch was announced on 23 September 2026 on behalf of letting agent Knight Frank.

The building is being marketed by Knight Frank and Avison Young. The refurbishment is planned to provide energy-efficient space with 20 dock level access doors, four ground level loading doors, 27 trailer parking spaces, 118 car parking spaces, a 50m secure yard, 50 kN floor loading, warehouse lighting, a gatehouse, two storey offices and a sprinkler system. Base power capacity is 420 kVA, previously upgraded to 2MVA.

The site fronts Water Vole Way and is reached from the A6182 White Rose Way, with access to the M18, A1(M) and M62.

What the investor and agents said

Lisa Pollock, asset manager for Lothian Pension Fund, said: “Doncaster 246 is a prime example of our strategy to refurbish and reposition industrial and distribution property in key regional markets. By investing significantly in the site, we’ll create a high-quality unit that will appeal to both local, regional and national occupiers seeking accommodation with immediate access to the motorway network.”

Rebecca Schofield, partner at Knight Frank, said: “Doncaster is a logistics hotspot with popular, large-scale distribution centres and excellent motorway links.” She added: “We expect good interest in this refurbished facility.”

Rob Oliver, principal at Avison Young, said: “South Yorkshire is a powerhouse for UK logistics and manufacturing, offering strategic connectivity and a strong industrial base.”
